Pricing small rooms and rowhome stairs in Dundalk

The prices that matter in a smaller house

These are the numbers that usually come up in a rowhome or a small single-family house:

• Carpeted room, up to 200 sq ft: $65
• Staircase, up to 15 steps: $65
• Hallway: $35
• Sofa: $150
• Chair: $65
• Ottoman: $50
• Dining chair: $25

A sectional is $275. Tile, LVP and hardwood floors are $1 per square foot if you have a kitchen or bath floor to add. Area rugs are quoted separately.

How the $300 minimum works

Dundalk is about 50 minutes from our base in Forest Hill, and ZIP 21222 carries a $300 visit minimum. If what you book adds up to less than $300, the visit costs $300. If it adds up to more, you pay the total. The booking shows the full amount, minimum included, before you confirm, so there's no surprise at the door.

So a two-bedroom job isn't $130. It's $300. Nobody likes paying for work they didn't get, which is why it makes sense to plan around the minimum instead of around one or two rooms.

Why there's a minimum at all

Every visit has costs that don't change with the size of the job: the drive down from Forest Hill and back, bringing the equipment in, setting up and packing up again. Two small bedrooms take almost the same setup as five. The minimum covers that fixed part of the visit, and it's set by distance, which is why it's higher in 21222 than it is in towns closer to Forest Hill.

It isn't a fee added on top of the cleaning, though. It's a floor, and everything you book counts toward it.

Measure before you count rooms

Room pricing covers up to 200 square feet. Multiply length by width: a 12 by 15 bedroom is 180 square feet and counts as one room. A 10 by 11 back bedroom is also one room at $65, even though it's a lot smaller.

A room over 200 square feet costs more than $65, and the booking will show how much. If your living and dining rooms are one open space, measure the whole area and say so, so the count matches what's actually on the floor. A tape measure and five minutes now saves a back-and-forth later.

Stairs and the upstairs hall

A single flight up to 15 steps is $65. Count your steps before you book. If the stairs turn at a landing, or there's a second flight down to the basement, mention both. Before the visit, clear the treads of shoes, baskets and anything else that lives on the steps, and mention any baby gate at the top or bottom.

Stairs get walked on constantly, and a household vacuum doesn't do them well. In a rowhome where one staircase carries everyone up and down all day, the stairs tend to show dirt before any room does. The upstairs hallway, at $35, sits at the top of that same traffic path, so the two usually belong together.

How the math plays out

A few common combinations for a rowhome:

• Two bedrooms: $130 of cleaning, billed at the $300 minimum.
• Three bedrooms, stairs and hallway: $195 + $65 + $35 = $295. That's still under $300, so you'd pay $300. Adding one more small room brings it to $360, which gets a whole extra room cleaned for $60 more than you were already paying.
• Living room, dining room, stairs and hallway: $65 + $65 + $65 + $35 = $230, billed at $300. Add the sofa and it's $380.
• Three bedrooms, stairs and the sofa: $195 + $65 + $150 = $410.

Run your own list the same way before you book. If you land well under $300, anything you add up to the minimum costs you nothing extra. At $230, for example, one more $65 room brings the total to $295, and the bill is still $300.

Filling the visit without wasting money

The minimum is a floor, not a reason to clean things that don't need it. Good candidates to add:

• the staircase, if it wasn't in the plan
• the sofa or chairs everyone actually sits on
• a small kitchen or bathroom floor at $1 per square foot
• the room you were saving for next year

If none of that needs attention, it can make more sense to wait and do everything in one visit than to pay the minimum twice. A cleaning before the holidays or before a move-out, when the whole house is on the list anyway, uses the minimum well.
