Grout lines darken long before tile looks dirty. Eco-Dry restores kitchen, bathroom, and entryway tile across the Baltimore area, and offers sealing to slow re soiling.

Baltimore area homes from the 1990s through 2010s often have ceramic tile in kitchens and baths with original grout that has never been professionally cleaned. Mop water spreads soil into porous grout lines, leaving a permanent gray cast. We use pH appropriate cleaners for ceramic, porcelain, and most natural stone, extract embedded soil, and can color seal grout for a uniform finish that stays lighter for years.
Our process

Every job follows the same inspection first approach. You know what we are doing and why before work starts.

  1. Surface and stone type check

We confirm ceramic, porcelain, marble, travertine, or slate and choose a cleaner that will not etch natural stone.

  2. Pre treat grout lines

Grout gets a dedicated alkaline or neutral pre spray depending on soil type and tile material, with dwell time for embedded grease and soap scum.

  3. Mechanical CRB agitation for a deep clean prep

After grout pre treatment dwell, Eco-Dry runs the counter rotating brush machine across the tile surface. The brushes agitate grout lines and textured tile, break down surface tension, and work the cleaner into porous grout so extraction pulls soil faster with less rework.

  4. Extract and rinse

We extract the loosened soil and cleaning solution from grout pores and tile surfaces. CRB prep means fewer passes and less moisture left behind.

  5. Optional grout sealing

Clear or color seal fills porous grout to block future staining. Most kitchens and baths benefit from re sealing every two to three years.

Common issues

Problems we solve every week

Real jobs from Baltimore area homes and businesses. If you are dealing with any of these, we have seen it before.

  • Gray or discolored grout

Years of mop water and cooking grease darken grout in Baltimore area kitchens. Professional extraction often restores the original cream or gray tone.

  • Shower soap scum and mildew stains

Bathroom grout holds moisture and body products. We treat organic growth and soap buildup without damaging caulk lines when possible.

  • Entry tile and mudroom traffic

Salt and grit from Baltimore area winters grind into entry grout. A deep clean before holiday season makes a visible difference.

  • Natural stone sensitivity

Marble and travertine need pH neutral chemistry. We never use acidic cleaners on stone without explicit approval.

  • Uniform grout color after cleaning

Patchy grout color after cleaning may mean color sealing is the right next step for a consistent look across the floor.

Rich is great! We had him come clean our whole house top to bottom and our upholstered couch! He got every single stain out of the carpets/couch and was great to work with. He is fair, kind, respectful, and we will be using him again in the future!

Grout is porous. Mopping only pushes dirt deeper. We extract from the pores first, then talk through sealing if you want the lines to stay lighter.

Common questions

Professional Tile & Grout Cleaning, FAQs

Common questions about professional tile & grout cleaning.

  • Are your cleaning products safe for pets and kids?

Yes. We use eco friendly, non toxic solutions on every job. No harsh chemicals, no fumes, no soapy residue. Safe for pets to walk on once the carpet is dry.

  • Is your tile cleaning safe for natural stone?

Yes. We adjust our cleaner for stone vs. ceramic vs. porcelain. Marble, travertine, and slate need a pH neutral cleaner; we use that as the default and won't use anything acidic without your okay.

  • Will the grout actually look new?

In many cases, professional cleaning makes grout dramatically lighter, especially if it has not been regrouted or permanently stained. Severely damaged grout may still need repair or color sealing, which we discuss during the walkthrough.

  • Do you offer grout sealing?

Yes. Sealing protects grout from resoiling and slows the staining cycle. Most kitchens and bathrooms benefit from resealing every two to three years.

  • Do you clean kitchen tile and backsplash grout?

Yes. Kitchen floors and backsplash grout collect grease and cooking soil. We pretreat grout lines and use stone safe products on natural tile when present.

  • Can you clean shower tile and bathroom floors?

Yes. We treat soap scum and mildew staining on grout and tile. We work carefully around caulk and note when recaulking, not cleaning, is the right fix.

  • How long does tile and grout cleaning take?

A typical kitchen or bath takes two to four hours depending on square footage and soil level. Whole home tile jobs are quoted based on rooms when you book online.
